Annual capacity testing of all run and start capacitors. Any unit below 90% of rated value is replaced preventatively — the most cost-effective way to eliminate the most common AC failure mode.

Documented Service Reports

After every visit: digital service report with refrigerant pressures, electrical measurements, coil condition ratings, photos, and technician recommendations. Equipment history on file for warranty and resale purposes.

Annual System Health Report

At year-end: comprehensive report on all units — projected remaining life, units recommended for replacement in the next 12 months, and maintenance cost summary for building management.
